Acceptance of terms
These Terms of Service ("Terms") govern your access to and use of the Greenbelt Land website at greenbeltland.com, any related subdomains, and any services offered through the site (collectively, the "Service"). By using the Service, you agree to these Terms. If you do not agree, do not use the Service.
The Service is operated by Greenbelt Property Solutions, LLC, a Texas limited liability company ("Greenbelt," "we," "our").
Eligibility
To submit a parcel for a cash offer, you must be at least 18 years old, legally able to enter into a binding contract, and either the record owner of the property, an authorized agent of the owner, or a court-appointed personal representative of the owner's estate.
You represent and warrant that any information you submit is accurate and that you have the authority to provide it.
Cash offers
A cash offer delivered by Greenbelt is a non-binding preliminary expression of interest based on the information available to us at the time of issuance. It is not a binding contract to purchase.
A binding contract is formed only when (a) both parties execute a written Purchase and Sale Agreement (the "PSA"), and (b) the conditions of the PSA — including clear marketable title — are satisfied.
Offers are typically valid for 14 calendar days unless stated otherwise in writing. Offers may be revised or withdrawn at any time before the PSA is signed if material new information about the parcel comes to light (e.g., undisclosed liens, boundary disputes, environmental findings).
Closing costs and fees
Greenbelt pays, at its own expense:
- Title search and title insurance premium for a standard owner's policy.
- Survey, if required by the title company.
- Document preparation and recording fees.
- Transfer and documentary stamp taxes imposed by the state or county.
- Closing fees charged by the title or escrow company we select.
You remain responsible for any liens, judgments, back taxes, HOA dues, or encumbrances attributable to your ownership, which will be paid from your sale proceeds at closing and disclosed in the settlement statement before funds are disbursed.
If you elect to use a title company other than the one Greenbelt proposes, any additional fees charged by that company in excess of Greenbelt's typical cost are your responsibility.
Your obligations
By accepting an offer and executing a PSA, you agree to:
- Cooperate reasonably with the title company and Greenbelt's counsel to clear title.
- Not transfer, encumber, or grant a lease or option on the property between contract signing and closing without Greenbelt's written consent.
- Deliver the property at closing in substantially the same condition as on the date of contract, reasonable use and wear excepted.
- Provide accurate information about the property, including any known environmental conditions, easements, or disputes.
Our obligations
Once a PSA is signed, Greenbelt agrees to:
- Deliver written proof of funds within three (3) business days upon request.
- Order title work and begin diligence within five (5) business days of contract signing.
- Communicate in writing any material issues discovered during diligence.
- Close on or before the contract close date or provide written notice of any required extension as soon as reasonably practicable.
Termination
Either party may terminate a signed PSA in accordance with its terms — typically if title defects cannot be cured within a specified period, if required governmental approvals are not obtained, or if material undisclosed conditions are discovered during diligence.

Intellectual property
The Service, including its design, logos, copy, and code, is owned by Greenbelt and protected by copyright, trademark, and other laws. "Greenbelt," the Greenbelt leaf mark, and "Greenbelt Property Solutions" are trademarks of Greenbelt Property Solutions, LLC.
You may not copy, modify, distribute, or create derivative works of the Service without our prior written permission, except as permitted by fair use or applicable law.
Disclaimers
The Service is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, Greenbelt disclaims all warranties, whether express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.
Nothing on the Service constitutes legal, tax, or investment advice. You are encouraged to consult qualified professionals before making real-estate decisions. Property values are volatile; an offer from Greenbelt is not a guarantee of market value.
Limitation of liability
To the fullest extent permitted by law, Greenbelt and its officers, employees, and agents will not be liable for any indirect, incidental, consequential, special, or punitive damages arising out of or related to your use of the Service or any offer made through it.
Greenbelt's aggregate liability for any claim arising out of the Service (outside of its obligations under a signed PSA) will not exceed one hundred U.S. dollars (US$100).
Indemnification
You agree to indemnify and hold Greenbelt harmless from any third-party claim arising out of (a) information you submit that turns out to be materially inaccurate; (b) your breach of these Terms; or (c) your violation of any law in connection with the Service.
Governing law and disputes
These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules. Exclusive venue for any dispute arising out of these Terms (other than a real-estate action that must be brought where the property is located) is in the state or federal courts sitting in Travis County, Texas, and each party consents to personal jurisdiction there.
The parties waive any right to a jury trial in any dispute arising out of these Terms.
Changes to these terms
We may update these Terms from time to time. The "last updated" date at the top of this page reflects the most recent revision. Material changes will be highlighted on the site for 30 days before they take effect. Your continued use of the Service after that date constitutes acceptance.
Miscellaneous
- Entire agreement: these Terms, together with any PSA you sign, constitute the entire agreement between you and Greenbelt regarding the Service.
- Severability: if any provision is held unenforceable, the remaining provisions remain in effect.
- No waiver: our failure to enforce a provision does not waive our right to enforce it later.
- Assignment: you may not assign these Terms without our written consent; we may assign them to a successor in interest.
- Notices: written notices to Greenbelt must be sent to the address below; notices to you will be sent to the email address you provided.
